New Construction Modern Craftsman with Farmhouse Accents
An empty lot that resulted from a demolished house a few years ago became the perfect site for a Lexington family of five looking for more room to grow. House plans were found online then were modified to fit their specific needs by the original Architect. This home has several impressive details, including a barreled ceiling in the master vestibule, poplar trims throughout, ellipse over front door with stained tongue and groove porch ceiling and flat seam copper roof.
The outside of the home boasts Hardie siding with a Cor-a-Vent rain screen, allowing walls to breathe and dry the moisture to the outside. Special thought was put into the selection of door and windows, including mahogany front doors, Windsor windows and doors, Eclisse soft close pocket doors and an Eclisse tandem double door. The screened porch in the rear of the home features a stone fireplace includes a built-in grill area for entertaining.
This home was built using some of today’s best construction science practices. This home achieved an ACH of 2.32 (air change per hour) which represents the tightness of the home. This was achieved through multiple air sealing tactics. Some examples are sealing all of the penetrations through the exterior of the home (Pipes, vents, wires) to keep out unwanted air, moisture, and even bugs. The tops of walls and ceiling penetrations are all foamed from above to prevent any hot air from the vented portion of the attic from entering the home. The house is completely conditioned with a geo-thermal system. Not only is it used to heat and cool the home, but it also assists with hot water by bringing warm water from the earth into the hot water heater to have a warmer starting temperature for the water. In the portions of the attic that have duct work in them, we sealed off the area with spray foam and supplied the area with cool air to maintain a conditioned space, this drastically reduces the hot temperatures that the ducts are contained in which promotes longevity for the system. In the end, all of the extra steps that were taken will guarantee an efficient home and ensures that the customer will experience health, comfort, and durability for many years to come.
